Those who know me know I LOVE lease options…and I especially love the lease option flip.
What is that, you ask? Is this some new, secret strategy? No, not at all. It is, in simplest terms, a lease option assignment.
The assignment is by far the easiest of the lease option strategies and requires the least amount of investment and risk in order to do the deal and profit. An assignment is when we negotiate the deal with a seller and contain all the terms of the transaction within the contract. We then assign (which means to sell) the contract to a third party. This can be the tenant/buyer, another investor, or even the original seller.

Wow. 2011 slipped by so fast. The holidays were very relaxing and with them came our new addition to our family. Weston was born the week of Christmas and we are very happy that is he is healthy and that Melissa did not have any complications. We are truly blessed.
I’ve been enjoying taking it easy for the last several weeks but now am settling down to get some more work done.
Lately, I’ve been giving a lot of thought to where I want to focus my energy. Obviously, my family will receive a lot of my time and attention. Even more so now that we have a newborn in the house again. The remaining time will be spent doing only the things that produce the best results with minimal effort. I’m still deciding on what those things will be (I’m making an exception for flying). I’m still leaning more towards wholesaling more deals so I will be working on building up a bigger buyers list and focusing on finding deals for the best buyers.
Take the Time To Review Last Year and Plan This Year
Every year Melissa and I spend time talking about how we feel the preceding year went and what we would like to change in the coming year. No matter what you do for a living, you should do this with your family as well. It’s a great way to stay aligned with each other and know where you are all headed. If no planning is done, nothing will change. That’s fine if you are exactly where you want to be, but most people are not.
Besides, life would be extremely boring if nothing changed.
Now that we have entered a new year, it is the perfect time to write down what you hope to accomplish and to start taking action. As you can see from my blog, when you stay consistent and work hard enough, you will get results. Flipping houses is something that most people can do if they’d make a plan to do it and stick to that plan, even when the going gets tough.
I really do want everyone to succeed and for those that are already doing it to be more successful. That is why I have been trying to think of what has been keeping people from taking action and stopping them from flipping a house.
